How to Apply


Before You Begin:

Thank you for your interest in renting a property from Zimmerman Property Management. As a company, we do business in accordance with State and Federal Fair Housing Law.


We strongly encourage the submission of complete and thorough applications with accurate information and readily verifiable information. Any information provided that is incomplete, inaccurate, or falsified may be grounds for denial for the application, applicant(s), or co-signer and or lease agreement.


Zimmerman Property Management requires all approved applications to take possession of the property by executing a rental agreement, securing utilities in tenants name, supplying sufficient documentation of renters’ insurance, and paying all first month’s rent and deposits or other agreed upon fees when property is available for move-in.


Applicants that are not denied and/or selected for a particular property may use application towards another property within 90 days of initial application. There is no application fee refund for denial or canceled applications.

Applicant Screening Policies:

Application Fee is Non-Refundable and Authorized by ORS 90.295

Applicants:

Each person 18 years or older must complete an application and only those applicants may reside at the property. Each applicant must provide a valid copy of a state or federal ID or Passport. If background cannot be verified it will result in a denial.

Approval:

Upon approval, DEPOSIT TO EXECUTE MUST BE PAID WITHIN 48 HOURS. Deposit to execute monies paid are nonrefundable. Rental agreements start at the time the property is available for move-in regardless when the applicant is needing to move into the property. We do not hold properties open for people.

Income Criteria:

Applicants monthly gross must meet a minimum of 2.5 x the monthly rent amount. All income reported must be verifiable and can include but is not limited to employment paychecks, alimony/child support, Social Security, trust accounts, grants/loans, housing assistance.

Self-employed applicants will be required to show bank statements with monthly deposits for the last 4 months that equal approx. 3.5 times the rent.

  • If applicant cannot meet monthly income requirements, then cosigners can be used

Cosigners:

Co-signers must apply separately and are subject to the same credit & criminal background check as other applicants. A co-signer’s monthly income must be 4-5 times the rent amount and must be able to take on full financial responsibility in the event that a tenant fails to meet obligations on the rental agreement. A cosigner agreement is binding for the entire terms of the tenancy and only terminates when the tenancy terminates.

Rental History:

  • Applicant’s must have 2 years of verifiable rental history from a non-family or friend member
  • We will rent to applicants with evictions that are 5 years or older and have at least 2 years of good rental history
  • If applicants own home, then we will use mortgage payment history instead of rental history
  • Cosigners can be used if applicant does not meet 2 years of verifiable history, but we will not take cosigners for negative rental history

Criminal History:

  • We will rent to applicants with felonies depending on the nature of the felony and how long ago it occurred.

Credit History:

Credit score below 620 may result in denial or increased security deposit.



Negative items on credit reports may also result in denial or increased security deposit. Negative items could mean recurring late payments, delinquent accounts, collections, and bankruptcies, unpaid collections (non-medical) will result in denial, bankruptcy with subsequent negative debt will result in denial, unpaid rental property debt or debt to utility companies will result in denial. If applicant has no established credit, then a cosigner can be used but a cosigner cannot be used for negative credit.

Pet Policy:

Majority of our rentals take pets however each rental is a case by case basis and if the property takes pets then the following guidelines must be met:


  • Proof of updated shot records
  • No pit bull/mixes unless by special permission from owner and with 2 years or more of positive rental history
  • Must be 2 years or older
  • Size and number of pets allowed vary by property
  • Additional deposit and sometimes pet rent will be charged for each additional pet
  • Cats – $150 per
  • Dogs - $200 and up 
  • Nothing kept in cages (rodents, rabbits, snakes) unless prior approval

Reasons for Denial may Include, but are not Limited to:

  • Lack of verifiable, inaccurate, or incomplete information on the rental application
  • Neg Rental History
  • Criminal History
  • Neg items on credit report
  • Applicants conduct or perceived inappropriate or threatening behavior, including applicant’s interaction and treatment of Zimmerman Property Management team
  • Inadequate income 
  • Inability to take possession when the property is available for move-in
