Thank you for your interest in renting a property from Zimmerman Property Management. As a company, we do business in accordance with State and Federal Fair Housing Law.
We strongly encourage the submission of complete and thorough applications with accurate information and readily verifiable information. Any information provided that is incomplete, inaccurate, or falsified may be grounds for denial for the application, applicant(s), or co-signer and or lease agreement.
Zimmerman Property Management requires all approved applications to take possession of the property by executing a rental agreement, securing utilities in tenants name, supplying sufficient documentation of renters’ insurance, and paying all first month’s rent and deposits or other agreed upon fees when property is available for move-in.
Applicants that are not denied and/or selected for a particular property may use application towards another property within 90 days of initial application. There is no application fee refund for denial or canceled applications.

Each person 18 years or older must complete an application and only those applicants may reside at the property. Each applicant must provide a valid copy of a state or federal ID or Passport. If background cannot be verified it will result in a denial.
Upon approval, DEPOSIT TO EXECUTE MUST BE PAID WITHIN 48 HOURS. Deposit to execute monies paid are nonrefundable. Rental agreements start at the time the property is available for move-in regardless when the applicant is needing to move into the property. We do not hold properties open for people.
Applicants monthly gross must meet a minimum of 2.5 x the monthly rent amount. All income reported must be verifiable and can include but is not limited to employment paychecks, alimony/child support, Social Security, trust accounts, grants/loans, housing assistance.
Self-employed applicants will be required to show bank statements with monthly deposits for the last 4 months that equal approx. 3.5 times the rent.
Co-signers must apply separately and are subject to the same credit & criminal background check as other applicants. A co-signer’s monthly income must be 4-5 times the rent amount and must be able to take on full financial responsibility in the event that a tenant fails to meet obligations on the rental agreement. A cosigner agreement is binding for the entire terms of the tenancy and only terminates when the tenancy terminates.
Credit score below 620 may result in denial or increased security deposit.
Negative items on credit reports may also result in denial or increased security deposit. Negative items could mean recurring late payments, delinquent accounts, collections, and bankruptcies, unpaid collections (non-medical) will result in denial, bankruptcy with subsequent negative debt will result in denial, unpaid rental property debt or debt to utility companies will result in denial. If applicant has no established credit, then a cosigner can be used but a cosigner cannot be used for negative credit.
